How do I schedule a tour of the community?
You can schedule a tour online through our property website or listing partner sites (ILS). Prefer to talk with someone? Call our leasing office and we’ll be happy to help. Walk-ins are also welcome when availability allows.
Do you have virtual or self-guided tours available?
Not at this time. We currently offer in-person tours so you can experience the community firsthand.

Do you offer any move-in specials?
Yes! We offer move-in specials that can change monthly based on availability. You can view current specials on our website and listing partner sites, or call the leasing office for the latest details (on approved credit).
What income requirements do you have for applicants?
Applicants must have a combined gross monthly income of at least 2.5x the monthly rent (before deductions).
What is your Application Fee?
$55 per applicant (18+). Application fees are non-refundable.
What is your Administrative Fee?
$150 administrative fee due at move-in (non-refundable).
Do you require a Security Deposit? If so, how much? Maximum Deposit
Yes. Security deposits start at $500 and may increase based on screening results.

Deposit disclaimer (website): Deposit listed is with approved credit. Based on the credit application, deposits may be up to one and a half months’ rent (maximum: 1.5x one month’s rent).
Is there pet rent or a pet deposit?
Yes. Monthly pet rent is $35 per pet. A $300 pet security deposit also applies (per pet policy and approval).
Do you accept co-signers or guarantors?
Yes, we accept qualified guarantors. Additional requirements and documentation apply—please contact the leasing office for details.
Do you allow subletting or lease transfers?
No. Subletting and lease transfers are not permitted.
Do you require Renters Insurance? If so, up to what amount do you require coverage for?
Yes. Renters insurance is required prior to move-in and throughout your lease term, with a minimum of $100,000 in personal liability coverage.
When is rent due each month?
Rent is due on the 1st of the month.
What is the late fee policy for rent payments?
$50 late fee assessed on the 2nd of the month, plus $10 per day thereafter until the balance is paid in full (per lease terms).
What forms of payment do you accept for rent?
We accept the following payment options:<br>

What utilities are required in the rent?
Water, sewer, and trash are included. Residents are responsible for electricity through SRP.
What appliances are included in the apartment?
Apartments include a refrigerator, stove, and dishwasher. Select homes also include an in-home washer and dryer (availability varies by unit).
Are washers and dryers included, or is there a laundry facility?
Washer and dryer availability varies by home. Select apartments include an in-home washer and dryer (a $65 monthly washer/dryer fee applies where included), and we also offer two convenient on-site laundry facilities.
What amenities are available for residents?
Residents enjoy two resort-style pools, a basketball court, a pet park, two laundry facilities, a fitness center, BBQ areas, covered parking, and assigned parking upon request (subject to availability).
Is parking available? If so, is there a monthly fee?
Yes. Covered parking is available at no additional cost, and assigned parking is available for $30 per month (subject to availability).
Do you have EV charging stations? If so, what is the policy for use?
Not at this time.
Do you have a dog park or a pet washing station?
Yes—our community includes a dog park. We do not currently offer a pet washing station.
Do you have package lockers or package delivery services?
We do not currently offer package lockers or a dedicated package service. Delivery policies may vary by carrier—please contact the leasing office with questions.
Do you have on-site maintenance, and how do I request a service?
Yes. We have on-site maintenance and 24/7 emergency service. For emergencies, please call our emergency/after-hours line—our team will respond as quickly as possible (typically within an hour).
Are there any community events for residents?
Yes! We host resident events throughout the year, typically centered around the month’s major holiday. Watch for announcements and updates from our team.
Is there a preferred employer or student discount program?
Not at this time.
